Is now the time to buy a vacation cabin?
Well at least here in North Georgia new cabin sales are catching up with existing cabin sales. That usually means that the inventory for older cabins is getting low and people can not find what they are looking for unless they build it. That being said most of the foreclosure properties have also changed hands so the super deals are fewer and father between. So if you are in the market for a cabin YES now is the time to buy. Prices have stabilized along with building supplies and that should be the start of price increases from the lows we have been experiencing over the last 3 years. One piece of advice, buy a cabin with something that sells! water, view, great outdoor living etc. Something that sets it apart from all the rest not just price.

Spring in the mountains
Spring is in the air and the Blue Ridge Scenic Railroad is gearing up for another year of trips to McCaysville/Copperhill. This is a great attraction for North Georgia Mountains as it attracts train buffs from all over the eastern United States. The trip itself is about a 3 hour ride along the Toccoa River with a stop over in McCaysville for 45 minutes. During the season there are several trips a day that accommodate everyones schedule so you can plan more than one activity in a day. Come to Blue Ridge and experience the outdoors with trails to hike, rivers to kayak and lakes to swim in.

Well just when you think we have every outdoor activity you could think of like fly fishing, hiking, mountain biking, boating, hunting and scenic train riding we get one more to add to the list. This is a fantastic coarse located in Blue Ridge Georgia. I have seen other zip line courses but this one takes the blue ribbon. They have a 75 foot tower that propels you over 300 yards where you can get a birds eye view of a pasture, a noisy creek and travel under a canopy of mature hemlocks. What a ride and there are 10 of them? They also have floating walkways up in the trees that extend from one landing to another. This is definitely a must do activity for the whole family. I think you need to be about 80 lbs but that may change. The guides are very professional giving you all the training you need to have a great day in the trees. Update for Blue Ridge Facelift.
This is a follow up on the progress for the Facelift for Blue Ridge Georgia. Well it's completed, Phase II of the Street Scape for Historic Downtown Blue Ridge is FINISHED. Benches are set, trees are planted, flowers are in place and the parking is available. We are almost 50% complete for all of downtown facelift. I believe the East Main St will be the hardest task to undergo. This will effect many businesses mostly due to the amount of reconstruction of the street that will be required. It has been a long time coming and hopefully within the next 2 years we can say it's over. We have a great town with fantastic shops, restaurants and small businesses that can benefit many people. Come support our local economy and have a great time doing it.

Places to see in Fannin County Georgia.
I have lived in Fannin County for almost 22 years and still have many places that I have not seen. One of those places was the Swinging Bridge" located in the southern portion of Fannin County off Highway 60 south. If you are not looking for it you'll miss it. I did many times. There is a place you can park and walk in or if you have a high clearance vehicle you might want to drive in most of the 3 miles of gravel/dirt road to another place to park and then finish the short walk to the river. Very peaceful place during the week with weekends picking up due to the great weather. Take a look! This bridge spans the upper Toccoa River where fly fishing is fantastic. Blue Ridge gets a face lift.
Well it's been long in the planning but West Main Street in Blue Ridge Georgia is getting a long deserved face lift. The rejuvenation began on East Main Street with the addition of wider brick sidewalks, street lights and benches. These features really dressed up the store fronts directly across from the park and made the shopping experience much more pleasurable in that end of town. Now we are looking at a spruce up across the railroad tracks and at the hub of historic downtown Blue Ridge. This has taken a few months but the final product makes our main focus of town special. The concrete work is complete and the final coat of asphalt is going down today. Trees have been planted and benches set into place. This spruce up didn't get the full brick sidewalks but did get brick accents to break up the concrete along with trees and flowers accenting the street. Really looks great so if you get a chance come up to the mountains and watch the Scenic Railroad come and go, shop the antique stores or just grab a cup of coffee and enjoy the fresh air. Is the time right to purchase a second home cabin?
It seems that buyer traffic is picking up and those who have been looking for a cabin are getting serious about a purchase. Is the time right? Mortgage rates are almost the lowest we have seen in years and stable at 4%. Real Estate prices are the lowest we have seen in many years, are they at the bottom? I don't see any way for the rates to go lower and as for prices except for the banks there is an amount where diminishing returns comes into play. (Why sell at that low price we might as well keep it.) We have seen banks place there properties for sale at extremely low prices which creates a bidding war for a property and usually sells for more. So properties here in the mountains do have a floor (dollar amount) and we seem to be at it or at least very close. I believe investors buy low and sell high so if this is the low then it makes sense.
